How it all works
You’ll have your daily average rates, which are usually around $200–$250 per night on weekdays (location dependent), and $300–$350 per night on weekends. We run a minimum 2-night stay policy. Weekends are the most popular time to book, so even if you don’t get bookings every weekday, a strong weekend booking alone can cover your returns (and then some). You also have the control to adjust pricing if you want to maximise your returns — or drop the daily rate to $150–$180 per night to drive more bookings.

Do you have kids, siblings, or friends wanting to visit Brisbane? With short-stay, you can block out the dates for their visit whenever you need to — no awkward lease discussions and no waiting for a tenant to move out. We’ll make sure the property is professionally cleaned before and after their stay, with fresh linen and everything reset so it’s ready to go. It’s your investment, so you get the freedom to enjoy it when it suits you, then switch straight back to earning once those dates pass.
If financial gain is your main objective, the biggest return you can get out of this investment is usually through short-term rentals. Instead of being locked into a fixed weekly rent, your property can earn more by capturing higher nightly rates, especially across weekends, school holidays, and peak-demand periods. With dynamic pricing and a minimum-stay strategy, the goal is to increase your overall return without you needing to manage the day-to-day. You still keep the flexibility to adjust pricing up or down based on your goals — whether that’s pushing for maximum returns or prioritising consistent occupancy.
